Buying and Selling Property

We deal with all aspects of buying, selling or owning your own home and aim to make the process as painless as possible.

We also cover housing association work and shared ownership and please see the separate sections for more details. Our rates are extremely competitive and we will be pleased to give you a fixed price quote on the telephone followed by a written quotation by email. At the end of the day, unless there are very special circumstances, the price that you have been given for our fees, is the price that you will pay for our fees.

When you instruct us you do so safe in the knowledge that we do not charge separately (unlike some of our competitors) for acting for the lender on your mortgage. Our prices include telephone calls, postage, petty incidentals, photocopying, a contribution to professional indemnity insurance, preparing and filing the stamp duty land tax return, document and deed storage, verification of identity as required by statute, or if you require a short period of time between exchange and completion. Completion very often takes place less than two weeks after exchange yet some firms charge extra if that happens. Some firms also charge extra for doing things that are essential to the process such as making a Stamp duty land tax return. We don’t, so you can be confident the figure we have given you is what you will end up paying – no unexpected surprises!

We also act for leaseholders in connection with the purchase of the freehold reversion of their premises and advise both landlord and tenant of their rights of first refusal under the relevant legislation. More information is available under Lease Extension and Enfranchisement.

How long it will take for your sale or purchase to be finalised depends on a number of factors. On average, for a straightforward sale or purchase we would expect the process to take between 4 to 8 weeks. It can be quicker or slower, depending on the parties in the chain, however it cannot proceed until the last person is ready. Leasehold properties generally take longer than freehold because more parties and work is involved. The pandemic has also had the effect of slowing things down.

We have hundreds of years of experience in residential conveyancing between us and we believe our experience and expertise in this area is unrivalled amongst local firms. Unlike some firms your matter won’t be dealt with by unqualified staff but those with the training and experience to do an excellent job for you. We were the first firm in the area to be admitted to the Law Societies Conveyancing Quality Scheme.

All matters are different so the best way to find out what it is going to cost is to telephone us or use the enquiry form and we will get back to you. If you’d rather just get a quick idea of the likely costs you are also welcome to use our online calculator.
